Welcome to Third Walnut Creek Mutual (TWCM). Anyone who buys a home in Rossmoor lives in a "mutual", which would more commonly be called a subdivision.
There are 17 mutuals in Rossmoor; each one is served by a homeowners association. Each mutual is either a condominium or a cooperative, with the exception of the one planned unit development of single family homes. Rossmoor is totally built-out, meaning there will be no more building in this beautiful Valley. We have 6766 homes and approximately 9000 residents, about 2500 of which are in Third Walnut Creek Mutual.
Third Mutual is spread across twelve governing districts which are made up of 24 groups of homes known as "Projects". Each of the 24 projects has its own budget and is responsible for maintaining its own buildings and grounds. Each project elects a director who serves on the TWCM Board of Directors. Officers are elected by the Board members.
The mission of Third Walnut Creek Mutual is to serve the needs of its members and to maintain open communications and transparency of governance. All meetings of the Board of Directors and its Committees are open and publicized, and members of TWCM are welcome to attend.
